Gateway Area:

NGPHL has previously commented on the Council's regeneration ambitions for the Gateway Area in the AAP.

In this respect, a fundamental objection was raised in respect of the proposed inclusion of "approximately 19,000 m2 of office uses" within the Council's preferred redevelopment options for the Winterstoke Road Gas Works site. The housing recognition was nonetheless welcomed and supported, as it would potentially provide the necessary value to overcome the acknowledged development constraints and enable a viable and beneficial future use of the site.

Consistent with the above, NGPHL objects to the Council's stated intention to provide approximately 80,000 m2 of Class B1 floorspace in the Gateway Area in the absence of any reasoned justification and indentified need for this quantum of development constraints and enable a viable and beneficial future use of the site.

Accordingly, NGPHL requests that the first part of the policy be amended as per highlighted below:

"The redevelopment of sites within the gateway area will make more efficient use of land intensifying development in this area. Redevelopment proposals in the gateway area will primarily be for commercial office development AND HOUSING DEVELOPMENT and should not harm the viability of vitality of Weston's town centre of seafront. Development in this area should:

1.Contribute towards the Council's EMPLOYMENT AND HOUSING-LED DEVELOPMENT APPROACH..."
