The Policy identifies three significant areas that will seek to deliver the future regeneration of the Town Centre, although it is recognised this will be defined in more detail through the emerging Area Action Plan.
Retail Core: The Retail Core is identified, and where major new retail development will be supported notably on the two main sites of Victoria Square and Dolphin Square.
Sea Front: This identifies the priority to be given to the regeneration of key re-development sites, incuding those at the Tropicana and Birnbeck Island.
Gateway Area: This identifies that the principle use on this site should be for commercial office development, and be of a high quality design that recognises and enhances its strategic location on the principle transport network as you aprpoach the Town Centre.
Suggested Amendment: The general wording and aims of Policy CS29 are endorsed, subject to recognition of other sites which can help deliver the regeneration benefits as outline below, ie Knightstone hotels site (Site 3 on attached Site Location Plan). The Policy does need to be updated to refer to PPS4: Planning for Sustainable Economic Growth (December 2009) which has now replaced PPS6: Planning for Town Centres.
