9,000 dwellings are to the east of the town, where are the other 3,000?

Is there any evidence that new industry/jobs will move or be created in Weston to ensure that the 12,000 dwellings will not be creating thousands more commuters?
There will be more commuters which will only add to the bottleneck that junction 21 is at both the am and pm rush hours. Should not junction 21 be widened as well as having a bypass or relief road.

We support the intention to produce a Supplementary Planning Document (SPD) including a Master Plan, Design Codes and Delivery Plan. We trust that the natural environment will be an important consideration in these documents and look forward to working with the authority in relation to them.

The HCA supports the overarching aspirations of the policy but has detailed concern regarding gypsy sites, flooding, green buffers , employment led approach, the scale of tariff payments, distribution of employment etc.

The allocation of the WUE for mixed use development is clearly supported in principal - there are however detailed points of concern.
The requirement for 1.5 B use class jobs per dwelling in addition to jobs from non-B uses is considered to be too high and should be replaced with a more achievable figure. Regarding point 4 of the proposed policy, the Council has not fully taken on board all of the concerns expressed previously regarding the intended prioritising of brown field land.

Whilst the enclosure makes the point it is emphasised, for the avoidance of doubt, that the Mead Group objects to the prohibition against any strategic development being permitted to the east of the M5 motorway.

At present, it is too early to decide/determine the mix of children & young people's services that will be required for the new development. The size and nature of schools should be determined with regard to visions of proposers This could include smaller, 210 place schools. Therefore, the 'stock' of schools should be the equivalent of 6 x 420 place schools, but possibly made up of a mixture of 210 and 420 place schools. Other alternatives to new builds should also be considered .

It is therefore requested that Core Strategy Policy CS30 and Inset 1: Draft Key Diagram:
Weston Urban Extension be amended to include land for employment development in the
vicinity of junction 21 of the M5 and the proposed junction bypass in line with the suggested map at appendix 2.

Point 11 - It is pleasing that NSC has made reference to flood risk management infrastructure being "essential" to the delivery of the urban extension. NSC has unfortunately not articulated what the preferred solution is.
We are working with NSC to update their Level 2 SFRA for WSM to ensure that it identifies the solution, how will it be phased and delivered.
