Measures should be put in place to ensure that, in particular with large applications/developments, amendments agreed between the developer and planning officer are not rubber stamped without the parish council being informed. This will avoid features important to the community whatever they may be, architectural or otherwise, being lost through an uninformed decision. |

It should be noted that Barrow Gurney village is currently proposed as a Conservation Area and is being formally assessed by North Somerset. As such should be added to the list at page 42 section 3.93. 3.93 may be appropriate to mention Tyntesfield as Grade I listing.

Para 3.88 - There is a miscount as five character areas not four are listed. Also the Severn Estuary could be included as it lies on the coast of the Somerset Levels and Moors, Avon Valleys and Ridges and the Severn and Avon Vales character areas. |

PPS 7 para 25 states "local landscape designations should only be maintained or extended where it can be clearly shown that criteria-based planning policies cannot provide the necessary protection. When reviewing local area-wide development plans planning authorities should rigorously consider the justification for retaining existing local landscape designations. They should ensure that such designations are based on a formal and robust assessment of the qualities of the landscape concerned". |

There should only be a presumption against development on landscape grounds using national criteria such as National Parks, AONB, Maritime Parks, etc. Existing local definitions should not be taken into account when considering the suitability of sites for development. |

Reference to the character and distinctiveness of townscape - We should start to restrict infill. We look at each application on it's own merit but do not look at the accumulative affect on an area, we use precedent as a reason for granting permission but this could be the reason for refusal as an area starts to be over developed. |
